- As of 1 April, Reiwa 6, applications for inheritance registration became mandatory.
- Heirs who acquire real estate through inheritance (including wills) must apply for inheritance registration within 3 years from the day they become aware of their acquisition of ownership. If an estate division agreement is reached, it must be within 3 years from the date of the agreement.
- Violation of the obligation without a justifiable reason is subject to a non-penal fine of up to 100,000 yen.
- Inheritances that began before 1 April, Reiwa 6 are also subject to the mandatory registration, with a 3-year grace period.
